Design fee schedule for custom design work

       1)   retainer:
             a retainer of $500 is required to begin design work. this will be
             held throughout the design process and is required prior to the
             design process beginning.
       2)   design phases:
             the design process is done in three stages for a basic set of plans
             as well for an enhanced set of plans.
             payment for each phase of the process is due at the completion
             of each phase.
                phase one:      schematic design
                phase two:      design development
                phase three:    construction documents
                                      enhanced plan development
                should there be a regression to a previous phase or a change made
                to a previous phase that has been completed and accepted by the
                Client, there will be an additional fee for revisions of the already
                completed phase. the design process is discussed at greater
                detail elsewhere in the site, please visit design process
        3)  travel:
             necessary travel to site locations out side of Houston Texas
             will require a $250 per diem fee in addition to air fare, hotel,
             and car travel expenses. travel to sites locations within Houston
             Texas will be incur an hourly fee.
       4)   reimbursable:
             necessary engineering to your project is a reimbursable expense.
             this may include foundations, and structural framing.
             printing expenses are also reimbursable expenses.
       5)   payment method:
             fees may be paid by credit cards thru PayPal, money order,
             or certified check.

                                                                   schematic design phase
this phase consists of a plan of the design and some exterior elevations
     of the home. a cross section of the plan may be included for clarity,
and the design orientation on the site if this is relevant.
       the design fee for this schematic design phase is an hourly rate.
   generally you can expect a minimum of 10 to 20 hours
     of design time required to create a schematic design, assuming you are
     satisfied with the initial design. However this time factor and the total fee
     can vary depending on the complexity and size of your project as well
     as the difficult of satisfying your design requirements to fit
     your individual needs.

                                                                  design development phase
    this phase consists of development of the schematic design.
at this point the initial plan will be refined and evolve into a
  finalized plan and the elevations will be refined and evolve.
   cross sections will be developed through the plan and
    electrical layouts will be designed after the refinement of the plan.
    the design fee for this design development phase is
an hourly rate.
generally you can expect a minimum of 10 to 20 hours
     of design time required to create a schematic design, assuming you are

                                                            construction document phase
    this phase consist of foundation design including foundation detailing,
    site plan development, framing plan development, electrical plans will be
    developed after the electrical design is approved by the client,
   and required detailing of the basic set of plans will be completed.
   the design fee for this construction document phase is an
hourly rate. the time factor and the total fee
     can vary depending on the complexity and size of your project as well
     as the difficulty of satisfying your design requirements to fit
     your individual needs.

                                                                  enhanced plan development
this phase is optional and will only be included if desired by client or contractor.
this is design and detailing not included in the basic plans and requires
more time to develop and complete. there is an additional fee for this phase.
    in this phase cabinetry will be designed and detailed if desired or required,
    and interior elevations will be created to dimension and detail built-ins and
    other features detailed. landscape design can also be part of this phase.
    the design fee for this enhanced plan development phase is an hourly
    rate.
